\nIn case you wish to proceed with a real estate transaction, please send the following information to our email address at drdobrossy@drdobrossy.hu:

\n\u2013 The cadastral number of the property;

\n\u2013 The energy performance certificate of the property, if required by law;

\n\u2013 A copy of the sellers' and buyers' ID card, address card, and tax card;

\n\u2013 A list of any fixtures or equipment included in the sale price of the property (e.g., mechanical installations, built-in furniture, shutters, blinds, curtain rods, etc.), in the case of residential properties: details of utility connections and any movable items remaining in the yard;

\n\u2013 If there is a lien on the property, a certificate from the relevant financial institution or other creditor stating the current balance of the debt and the conditions for releasing the lien;

\n\u2013 The purchase price of the property, the payment schedule, and whether the buyer intends to use a loan or state subsidy to finance the purchase; if so, the name of the lending financial institution;

\n\u2013 The expected date of transfer of possession of the property;

\n\u2013 Any other conditions that clients consider important to include in the contract.

Foundation Matters<\/h2><\/div><\/div><\/div>

Dear Clients,

\nIn case of establishing a Foundation or registering changes in the Foundation's details, please send the following information to our email address at drdobrossy@drdobrossy.hu:

\n\u2013 For establishment: the name of the Foundation in 1-2 variations, in the order of preference provided by the client, so we can check them in official databases;

\n\u2013 For establishment: the registered office of the organization and its cadastral number, so we can obtain the mandatory certified property sheet and prepare the document verifying the right to use the property, which must be signed by the owner. If the registered office of the organization changes, the same information is required.

\n\u2013 Copies of the personal ID, address card, and tax identification card of the founder(s) of the Foundation to verify them in compliance with the anti-money laundering regulations;

\n\u2013 A detailed list of the Foundation's objectives. This is required only at the time of establishment, as the objectives of a registered Foundation cannot be modified (neither expanded nor narrowed).

\n\u2013 A detailed list of the activities the Foundation will undertake to achieve its objectives. This is necessary only at the time of establishment, or in case of modification, the list of activities can be expanded, narrowed, or modified.

\n\u2013 Copies of the personal ID, address card, and tax identification card of the members of the Board of Trustees, so we can verify them in compliance with anti-money laundering regulations. For the establishment, the Board must consist of at least 3 members, and it is important that the majority of the Board members cannot be in a direct familial relationship with the founder. If this is the case, a larger Board must be formed.

\n\u2013 The roles within the Board of Trustees must be determined, such as who will be the Chairperson of the Board and who will have the authority to represent the Foundation and manage the bank account. The authority over the bank account can differ from the representation in other matters of the Foundation. For an already registered Foundation, it is possible to amend the articles of association to modify the representation in the registry, ensuring the Foundation\u2019s most efficient operation.

\n\u2013 For establishment: the initial assets of the foundation, which must be provided by the founder(s). The founder opens a conditional bank account, deposits the determined amount, and the financial institution issues a certificate, which will be submitted along with the other establishment documents. The finalized bank account will only become active after the foundation is registered, and the assets deposited in the account can only be utilized to achieve the foundation\u2019s objectives after registration.

\n\u2013 For establishment: it is necessary to select the relevant four-digit activity codes from the TE\u00c1OR 2008 classification based on the planned activities of the Foundation.

\n\u2013 In case of modification, the scanned copy of the latest registered articles of association must be sent to the above email address for review. We will provide recommendations for amendments and revisions in compliance with current legal regulations.\n\u2013 The Foundation's email address and possibly its website address;

\n\u2013 Contact information (phone, Skype, and email) for the person representing the Foundation to facilitate remote signing and notarization of documents if they cannot attend our office for signing and certification;

\n\u2013 For establishment: the organization's choice regarding VAT status and whether it wishes to request an EU tax number.

\n\u2013 Company name in 3-4 variations, in the order of preference specified by the client, so we can verify them in the official databases;

\n\u2013 The registered office of the company and its cadastral number, so we can prepare the declaration of registered office to be signed by the owner (the same applies to any branches or additional locations of the company);

\n\u2013 Copies of the personal ID, address card, and tax identification card of the company members to verify them in compliance with the anti-money laundering regulations;

\n\u2013 The company's registered capital, its composition (cash and non-cash contributions identified by name and value), and the distribution among the members;

\n\u2013 The designation of the company's managing director (if they are not a member, their personal documents are also required), and an indication of whether they wish to operate under an employment contract or a service contract;

\n\u2013 The main activity of the company and other activities designated by TE\u00c1OR codes;

\n\u2013 The company\u2019s email address;

\n\u2013 Contact information (phone, Skype, and email) for the company members and managing director for the remote signing and notarization of documents, in case they cannot attend our office for this purpose;

\n\u2013 Their choice regarding VAT status and whether they wish to request an EU tax number;\n\u2013 Whether they want to deviate from the ownership ratios regarding voting rights and\/or entitlement to profits.

\nWe undertake the preparation of amendment documents for company data, the transformation of companies (splitting, merging, separation, etc.). We recommend using the balance sheet as of December 31 of the previous year, as this can be done until June 30.

\n\u2013 The registered office of the organization and its cadastral number, so we can request the required certified property title, and based on this, we can prepare the document verifying the title of use for the registered office to be signed by the owner. If the civil organization's registered office changes, the above information will also be necessary.

\n\u2013 Copies of the personal ID, address card, and tax identification card of the founding members of the Association (minimum of 10 members) so we can verify them in compliance with the anti-money laundering regulations;

\n\u2013 A detailed list of the Association's objectives. This is only necessary in the case of establishment, as it is important that there is no possibility of amending the objectives of a registered Association (neither expanding nor narrowing them).

\n\u2013 A detailed list of the activities carried out by the Association in order to achieve the aforementioned objectives. This is only necessary in the case of establishment; in case of modification, the list of activities may be expanded, narrowed, or modified.

\n\u2013 Copies of the personal ID, address card, and tax identification card of the members of the Association\u2019s board (at least 3 members) so we can verify them in compliance with the anti-money laundering regulations.

\n\u2013 It is necessary to specify who will be the president of the board and which board members are authorized to represent the organization and manage the bank account. The management of the bank account may differ from the representation in other matters of the Association. For already registered Associations, when modifying the founding document, it is possible to change the representation in the registry to facilitate the most efficient operation of the organization, as needed.

\n\u2013 The determination of the amount and method of the annual membership fee is necessary.

\n\u2013 In the case of establishment, it is necessary to select the four-digit codes from the TE\u00c1OR 2008 register corresponding to the activities intended to be performed based on the objectives.
